Fence or retaining wall

Construct a new attached wood deck at the rear of the existing duplex. The deck will measure 25 feet long by 6 feet deep with a finished walking surface approximately 3 feet above adjacent grade. The deck will be attached to the existing structure with an approved pressure-treated ledger board and supported by pressure-treated framing members in accordance with the 2021 International Residential Code (IRC) as adopted by the City of Fort Worth. The deck framing will consist of pressure-treated lumber, including joists, beams, posts, decking, and all required blocking and bracing. All connectors, fasteners, and hardware will be hot-dip galvanized or stainless steel and approved for exterior pressure-treated lumber applications. The deck will be supported on precast deck blocks in accordance with the approved engineered design/manufacturer's installation requirements. No concrete footings are proposed. A 36-inch-high guardrail will be installed around all open sides of the deck where required by code. Stairways, if provided, will comply with the 2021 IRC for tread depth, riser height, handrails, and guard requirements. A privacy divider will be installed at the center of the deck to provide separation between the two dwelling units. The divider will extend from the rear wall of the duplex to the outer edge of the deck and will be constructed of pressure-treated framing and privacy fence panels. The proposed work is limited to the construction of the rear deck and does not alter the existing building footprint, structural walls, roof system, plumbing, mechanical, electrical systems, or the occupancy classification of the duplex. All work shall comply with the 2021 International Residential Code (IRC), the 2021 International Building Code (IBC) where applicable, and all amendments adopted by the City of Fort Worth. Construction will be completed under applicable building permits and required inspections.
