Scope of work

Existing Roof: 18–20-year-old roof 2" of ISO and ½ wood fiber loose laid over 3/4" tongue and groove deck 60 Mil EPDM black unreinforced rubber membrane loose laid Heavy river rock ballast Drainage: 2 large scupper drains at each end of the building (No internal drainage or roof drains) Multiple condensing units on the roof (they do not penetrate the roof and are supported by treated wood blocking) Scope of Work, Remove all heavy river rock and properly dispose. Remove the EPDM membrane and existing 2" ISO and 1/2" wood fiber coverboard and properly dispose of materials. Install 2 layers of 2.2" ISO R-25 using low rise foam adhesive. Install new 1/2" plywood on the inside of parapet wall. Install 60 Mil TPO fully adhered roof system including wall flashings to the top of parapets and terminate. Note: the wall flashing will not extend to the face of the building and will not be exposed to view or change the architectural features of the building. TPO clad metal scuppers will be integrated into the roof system and terminate into the EXISTING copper collector boxes. Note: the scuppers will not be seen inside the existing copper collector boxes. Walk pad protection will be installed and provided under new treated wood blocking at all condensers. Provide the owner with a 20-year No Dollar Limit Warranty from the manufacture for watertightness and craftsmanship.
