This application proposes to enclose an existing, 8-foot-deep covered area on the front left side of the house to create an exterior storage closet for bicycles and strollers. The enclosure remains entirely within the existing roof footprint and does not alter the roofline, building footprint, setback, or scale of the residence. New exterior walls, siding, trim, and windows will match the existing house in material, profile, and appearance, consistent with Mistletoe Height's guidelines for retaining original materials and using compatible replacement windows. No original materials or architectural features will be removed. The project also adds a drain to redirect water currently running toward the front wall, which has been causing flooding in the front room. This work does not change the exterior appearance of the structure. The intent is to add functional exterior storage and resolve an existing drainage issue while preserving the architectural character of the residence.
