New patio cover framing will integrate with the home on one side utilizing roof tie in / pony wall connected to wall studs. At connection to 2 story ledger board to be used for tie in. Install proper flashing and weatherproofing at all pony wall tie-in points to create water-tight transitions. Seal all attachment lines to prevent water intrusion and ensure long-term durability. New Patio cover Framing (242ft2 ft² - 11' x 22' Roofline) (2' pony wall extension) All new framing custom-built. Primary beams, joists, and support posts sized per span requirements and engineered for structural integrity. Framing layout designed to integrate seamlessly with patio structure and home attachment points. Exposed faces trimmed, stained per homeowners selection, and finished for clean, professional appearance. Support Posts & Structural Elements Install two (2) new 8"×8" cedar support posts at front perimeter for structural integrity and span requirements. Attatched with new independant footings. Posts anchored to new footings using commercial grade simpson brackets. New footings minimum 24" x 24" and 3' deep. All structural connections properly fastened and braced for long-term stability. Roofing Roof to be finished with shingles to match home. OSB Plywood included with full synthetic waterproofing underlayment. Rafters 16" O.C Finish Framing to be finish-ready upon completion. Hardy ceiling to match existing awning throughout roof and overhang Stain/sealer color for posts and beams selected by homeowner (applied after installation for uniform coverage and optimal protection). Homeowner to select from available ready seal colors. Gutters included, homeowner to select color. Electrical Includes six (6) recessed can lights accross structure Includes one (1) ceiling fan install. Homeowner to purchase fan Includes one (1) dedicated circuit ran to breaker through attic up to 125' run - this circuit is for the lights and fan
