The scope of work for this project encompasses the design and construction of a new two-story, 12,000 +/- square foot mixed-use building situated at the northeast corner of West Exchange and Clinton Avenue. The project aims to accommodate a diverse range of uses, potentially including food and beverage establishments on the lower level and assembly or hospitality facilities on the level two. The building fronts West Exchange and provides limited on-street parking along the south and surface parking to the rear of the building along the northern property line. An open gallery is provided at the eastern end of the building, offering the ground-level tenant a covered dining patio and an open balcony amenity accessible from level two above. Access to the surface parking is provided via the existing Alley Right of Way to the east, with dumpster enclosure located to the rear of the building, concealed from views from West Exchange. The primary facades facing the adjacent right-of-ways are composed of masonry, with detailing designed to harmonize with the existing context of the Historical Stockyards. The West Exchange facade features a central main entry with extensive canopy coverage along the entire facade, wrapping the corner and extending along Clinton. A secondary entry fronting Clinton provides direct access to a private lobby, which offers access to the elevator and stairway to level two. Extensive glazing, including transoms have been provided along all primary faces of the ground level to maximize daylighting and engagement with the public realm. Mechanical equipment for the ground level will be located in the mechanical well provided on the western side of the building, with level two served by equipment placed on the upper roof and screen as required.
