Scope of work

This application is for exterior preservation work intended to address chronic water intrusion into the basement while preserving the historic character of the home. The proposed work is limited to repair and stabilization of existing exterior features and is not intended to alter the architectural appearance of the structure. Based on a site inspection by our contractor, water is believed to be entering the basement from multiple exterior locations, including the front porch/stair assembly and the driveway side of the home. The proposed work includes: Tuck-pointing deteriorated mortar joints in localized areas of the brick masonry where needed. Removal and reconstruction of the existing front concrete stairs and landing due to excessive settlement, with the reconstructed stairs matching the existing configuration while correcting drainage and providing proper structural support. Installation of waterproofing membrane on the exterior foundation wall behind the front stairs during reconstruction. Repair and replacement of deteriorated concrete and drainage conditions adjacent to the driveway to direct water away from the foundation, including replacement of separated concrete, improved water table edge, flashing (if required), and sealing. Limited exterior masonry repairs associated with water intrusion. Installation of gutters and downspouts (subject to Commission approval) to improve roof drainage and reduce water infiltration around the foundation. If determined necessary after further investigation, limited repair of an existing basement window opening to improve water resistance. Any proposed changes to the size or appearance of the opening would only proceed after approval by the Historic & Cultural Landmarks Commission. The intent of this project is to preserve the historic structure by correcting drainage and water infiltration issues while retaining and repairing original historic materials wherever feasible. No additions or significant changes to the architectural design of the home are proposed. The work is intended to stabilize the building envelope, prevent further deterioration, and extend the life of the historic structure.
