Residential accessory struct

Description of Work Construct a new approximately 20-foot x 20-foot detached accessory structure on a new code-compliant foundation. Work includes site preparation, excavation, grading, foundation/slab installation, new wood framing, roof framing and roofing, exterior sheathing and siding, doors and windows, weatherproofing, and all required structural connections. Provide complete electrical, plumbing, and mechanical systems for the new structure. Electrical work includes underground trenching from the existing electrical service to the new structure, installation of required conduit and feeder conductors, a new electrical subpanel, grounding/bonding, branch circuits, receptacles, switches, interior and exterior lighting, and dedicated circuits for mechanical equipment as required. Plumbing work includes underground trenching and installation of water supply and sanitary drain lines connecting to the existing approved utility systems, where applicable. Provide complete water, waste, drain, and vent piping, shutoff valves, cleanouts, fixture connections, and plumbing fixtures as shown on the plans. Install a ductless mini-split HVAC system, including indoor and outdoor units, refrigerant line set, condensate drain, required electrical disconnect, controls, and associated equipment. Where applicable, HVAC line sets will be routed through a dedicated underground trench/conduit system. Insulate exterior walls and roof/ceiling assemblies to applicable code requirements. Install drywall on interior walls and ceilings, tape and finish joints, and provide interior painting and finish work. Provide all required flashing, weather-resistant barriers, air sealing, ventilation, drainage, exterior trim, gutters/downspouts where required, and other components necessary to provide a complete weather-tight structure. All work shall comply with applicable building, electrical, plumbing, mechanical, energy, and zoning codes, including required permits, inspections, utility requirements, and final approvals.
