1. Fence Replacement Applicant proposes to replace the existing 6-foot wooden fence with an 8-foot wooden fence. The replacement fence will be of like-kind construction and materials, with the sole modification being the increase in height, which falls within applicable regulatory tolerances. No changes to fence style, material composition, or character are proposed. 2. Front Porch Decking Repair Applicant proposes to replace damaged porch decking with like-kind materials consistent with the existing construction. No material changes are proposed. The scope of work includes refreshing the porch deck surface and trimming board ends as necessary to eliminate an existing trip hazard at the front step. All repaired and replaced sections will be painted to match the existing exterior finish, resulting in a seamless and uniform appearance. 4. Juliet Balcony Decking Repair Applicant proposes to replace rotten and cracking decking on the Juliet balcony. Work is limited to necessary repairs only. No aesthetic modifications, alterations to design, or changes to the character of the balcony are proposed or intended. 5. Gutter and Downspout Installation Applicant proposes to add gutters and downspouts to the existing hip-style roof. Drainage deficiencies around the perimeter of the structure have resulted in water infiltration compromising the integrity of the foundation. The installation of gutters and downspouts is necessary to intercept and redirect stormwater away from the foundation, arresting ongoing damage and preserving the long-term structural integrity of the historic structure. The proposed system will be installed in a manner sympathetic to the character of the home. 6. Removal of Non-Original Breezeway Covering Applicant proposes to remove an existing breezeway covering that is non-original to the structure. The covering is constructed of substandard materials inconsistent with the historic character of the property, is in an advanced state of deterioration, and is actively detracting from the architectural integrity and appearance of the home. Removal of this non-contributing element will restore the historic character of the structure and eliminate an ongoing safety concern.
